Thermal roof survey in Challock: what you get

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. If you’ve noticed ceilings that feel colder in places and damp where roofs meet walls and chimneys, we can find out what’s behind it.

Some older homes in villages like Challock are listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

Nothing in the report is left vague: if work is needed, the report says so clearly.

What affects the price in Challock

We confirm the price for the job before booking. These are the things that affect it:

  • The type of building, from a house to a block or an office
  • The roof’s overall size
  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

What to tell us when you contact us

There is no need for technical words. Just tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you’re working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

How the survey works

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, most surveys take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Rural addresses near Challock can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Make sure pets are kept safely away
  • Make a note of anything you’d like us to look at

Signs you need a thermal roof survey in Challock

Some defects simply cannot be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.

These are some of the problems a survey can pick up:

  • Leaks far from where the stain appears
  • Damp around roof outlets and upstands
  • Water getting in at parapets and stacks
  • Heat escaping through the roof

Anyone responsible for a site like Challock Primary School will know that a drone or thermal camera can show a large roof in a single visit.

Before booking any roof surveyor

  • What happens after the report arrives
  • Whether the loft space is looked at, where there is one
  • Whether any drone flown is registered with the CAA
  • When you’ll get the report

What to expect from a roof survey

Different roofs, different checks

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it’s sitting, given suitable conditions on the day.

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.

Common questions in Challock

Is Challock in the area you cover?

Yes, Challock is one of the places we work. Every survey there gets the same written report with photographs.

How do I find out if my home in Challock is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can you do a thermal survey in any weather?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Is thermal imaging useful on pitched roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and we check them with a visual inspection and moisture readings.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check the loft can be reached safely
  • File the images with your roof records
  • Keep a record of when stains appear
  • Ask us about the forecast if rain is expected

Where a pattern can’t be confirmed, the report says what could help, for example electronic leak detection or a roofer opening up a small section.

Check loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

Landlords, agents and block managers in Challock

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

Letting agents and landlords in Challock book surveys as well as homeowners. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

Flying and imaging in Challock

Belmont House and Gardens, about 3.9 miles north, is one of the historic houses in the wider area around Challock. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

The streets around a church such as Church of St Cosmas and St Damian are frequently among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.
