Airspace, weather and Pested roofs
Belmont House and Gardens, about 3.4 miles north-west, is one of the historic houses in the wider area around Pested. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If your house is among the older ones in the streets near Church of St Peter, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.
Pested is about 6 miles north of Ashford, in Kent. Anywhere in Pested, we can come and survey your property. Our area takes in places right across Kent, large and small. You can also see our page for Canterbury.

How a thermal roof survey works in Pested
Your report sets out the thermal images alongside ordinary photos, so it is easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. Typical surveys look at damp that repairs haven’t cured and cold areas below the roof, across pitched roof slopes, flat roofs and commercial roofs.
Villages like Pested frequently stand in open country, where wind can be strong. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Landlords, agents and block managers in Pested
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
We survey roofs for landlords and agents as well as householders. A report with photos gives you a clear record of the roof, useful for planning maintenance.
Why act early in Pested
Without thermal imaging, the only way to see how far water has spread is frequently to open up the roof. It helps when deciding whether to patch an area or replace the roof. In a place like Pested, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for the job before booking.

FAQs for Pested
Is my home in Pested listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Pested?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
What happens after the survey?
The report arrives by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Remember the conditions on the day affect the results
- Clear a path to the loft hatch before we arrive
- Let us know where and when you’ve seen damp or stains
- Keep outlets and gutters clear to stop water sitting
Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.
Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
What we’re asked to look at in Pested
Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.
A survey can pick up problems like:
- Missing or slipped insulation
- Leaks that are hard to trace
- Patches of heat loss across the roof
- Cold spots on ceilings under the roof
Anyone responsible for a site like Challock Primary School will know that a view from above covers a wide roof far faster than walking it.
Before booking anyone
- Which parts of the roof they’ll actually see
- Will the report include photos?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the price includes VAT
The survey, step by step
After the inspection, everything we found is written up in a report with photos, sent to you by email. As for time on site, most surveys take between one and two hours at a typical home; commercial roofs usually need 3–4 hours. In a hamlet or village like Pested, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
How to prepare
- Unlock side gates and any roof access doors
- Point out any leaks or damp patches
- Make sure the loft hatch can be reached

What we look for on each type of roof
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.
Pitched slate and tile roofs
Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there’s safe access.
