Thermal roof surveys near Throwley

Thermal roof survey in Throwley: what you get

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. We survey pitched roof slopes, loft conversions and commercial roofs, and the problems we are asked to look at most are damp that repairs haven’t cured and cold spots on ceilings under the roof.

Villages like Throwley often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

How the survey works

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. Rural addresses near Throwley can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Before we arrive

Drones, thermal imaging and Throwley roofs

Belmont House and Gardens, about 0.6 miles north-west, is one of the historic houses in the wider area around Throwley. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

The streets around a church like Church of St Michael and All Angels are often among the oldest in a place, and if your home is one of the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Your questions about thermal roof surveys in Throwley

Will you come out to Throwley?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Throwley listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there’s safe access.

Do you climb onto every roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Will the camera show exactly where the water is?

The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.

What happens if roof problems are left?

Once insulation under a membrane is wet, it tends to stay wet. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. Older and listed buildings around Throwley may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we can’t see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Confirming water without moisture readings
  • The condition of timbers we cannot see
  • A structural engineer’s assessment

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before you book. What our survey covers.

Different roofs, different checks

Loft insulation

The difference is clearest when the home is heated and it is cold out. We explain in the report how the conditions on the day affected what we saw.

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Useful tips for Throwley property owners

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Check outlets after heavy rain
  • Take photos of stains as they appear, so we can compare
  • Use the report as a baseline for later checks
  • Keep a record of when stains appear

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.
