About our electronic leak detection in Pested
We carry out electronic leak detection on flat roofs in Pested and across London and the South East. A visit normally takes more time on a big roof than a small one, with the construction of the roof playing a part too. Every roof is quoted on its size and build-up. You get a report with photographs. We survey roof terraces and balconies, liquid-applied waterproofing and green roofs, and people most often book us about failed seams and laps and leaks through a flat roof with no obvious cause.
Older buildings in small places like Pested may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later.

Why act early in Pested
Chasing a leak again and again is frustrating. A clear record of where the breaches are helps break that cycle. Around Pested, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What electronic leak detection looks like in Pested
Historic houses like Belmont House and Gardens, about 3.4 miles north-west, show how far back building in the area around Pested goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
The streets around a church like Church of St Peter are often among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems usually start. Landlords with a home close to Wye station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Challock Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

What this survey can’t tell you
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- The extent of water in the insulation
- Parts of the roof covered by fixed equipment
- Repairing the breaches (that is for your roofer)
If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What a survey covers and does not.

Checking the roof from the ground
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Common questions in Pested
Does a conservation area affect roof work in Pested?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to Pested?
Yes, Pested is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
Is the repair part of the test?
No, our part is finding the breaches. The report gives your roofer the locations.
How fast do I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
The survey, step by step
We’ll ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes more time on a big roof than a small one, with the construction of the roof playing a part too. Rural addresses near Pested can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You tell us about the roof and where water is showing.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- We test the roof and locate any breaches.
- You get a report with photos of each breach.
How to prepare
- Have any questions written down, so nothing gets missed
- Mention any parking restrictions on your street
- Unlock side gates and any roof access doors
Getting a price
Getting a price is simple: just phone 07833 053749 or use the contact form, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

How the survey changes by roof type
Single-ply membranes
Single-ply can be punctured by tools or fixings. ELD can locate them.
Liquid-applied waterproofing
Small holes in liquid waterproofing may leak. ELD can help locate them on suitable roofs.
