Electronic leak detection near Stocker's Head

Electronic leak detection in Stocker's Head

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current that passes through the membrane only where there’s a breach. It can find holes too small to spot by eye, so your roofer can repair them. The results come in a report with photos. If you are worried about leaks at pipes, outlets or fixings and leaking laps in the waterproofing, a survey will tell you what’s going on.

Older buildings in small places like Stocker's Head may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to.

What electronic leak detection does not cover

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Water entering through details rather than the membrane
  • Roofs whose membrane or build-up is not suitable
  • Fixing the holes we find

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

What electronic leak detection looks like in Stocker's Head

The wider area around Stocker's Head has a long history of building, with Belmont House and Gardens about 3.9 miles north. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If you own one of the older houses in the streets near Church of St Peter and St Paul, the joins between later flat roofs and the old walls are where problems normally start. If you look after a building such as Charing Church of England Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Charing station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Useful tips for Stocker's Head property owners

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Get leaks traced quickly
  • Test new membranes before covering them
  • Have roof specifications to hand
  • Keep a note of leaks after rain

After your roofer repairs the breaches, a retest can confirm them if the build-up allows.

Consider testing a new membrane before it is covered. It is easier to find holes before more layers are added.

Surveys for landlords and agents in Stocker's Head

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

Why get it checked now?

Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle. Around Stocker's Head, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for your survey before booking.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Stocker's Head: your questions answered

Is Stocker's Head within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you carry out roof surveys in Stocker's Head?

We do. Every survey there gets the same written report with photographs.

What does electronic leak detection do?

The waterproofing membrane normally stops an electrical current, so wherever there is a hole, it passes through. That’s how we locate breaches you cannot see.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Will you photograph what you find?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

What do I do with the report?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How the survey works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes a time that depends on the membrane area and the build-up, which we’ll explain when we quote. In a small place like Stocker's Head, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you let us know about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Let us know about parking near the property
  • Find any records of previous roof work
