About our electronic leak detection in Paddock

Electronic leak detection works on many flat roof membranes over offices, units, blocks of flats and homes. It helps trace a leak you already have or to test a new membrane before it’s covered. Each roof is quoted on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays when conditions allow. Tell us about your roof to find out more. If you’ve noticed leaks at pipes, outlets or fixings and waterproofing to test before it’s covered, we can find out what’s behind it.

In a small place like Paddock, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Where we can’t see part of the flat roof membrane, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes more time on a big roof than a small one, with the construction of the roof playing a part too. You are welcome to ask questions while we’re there. Older roofs in small places like Paddock can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photos in a report for your roofer.

Before we arrive

  • If you are buying, let the agent know when we’re coming
  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared

Arrange a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Advice

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What affects the cost of electronic leak detection

When we price a survey, we consider:

  • The type of building, from a house to a block or an office
  • The size of the roof
  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, like extensions, dormers and garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What we need to know

Getting the details right at the start saves time. Please include:

  • Access details, such as a loft hatch or a shared roof
  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from ground level or a window

We survey roofs seven days a week. To find a date that works for you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Record dates and spots where water appears
  • Share any drawings of the roof
  • Use boards when working on the roof
  • Keep outlets clear of debris

You receive a report showing where each breach was found, with photos. Pass it to your roofer to repair the breach points.

Keep outlets and gutters on flat roofs clear. Water that sits on the roof finds breaches faster.

Why it’s worth a survey now in Paddock

Some breaches are too small to see. ELD picks up breaches a visual check might miss, on suitable membranes. For older village homes like those around Paddock, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for your roof before booking.

What you get with us

  • Surveys seven days a week
  • Insured for professional indemnity and public liability
  • More than 5,000 surveys completed
  • We hold a CAA Flyer ID and Operator ID

Electronic leak detection around Paddock

With Belmont House and Gardens about 3.8 miles north, Paddock sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

For site and facilities teams at buildings like Challock Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For an older house near a landmark like Church of St Cosmas and St Damian, the flat roofs on later extensions tend to wear out long before the main roof. For landlords with property near Charing station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

FAQs for Paddock

Is my home in Paddock listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Paddock in the area you cover?

Yes, Paddock is one of the places we work. The survey and report are the same in Paddock as anywhere else.

How long will testing take?

It depends on the size of the roof and its build-up. You will know roughly how long before we start.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How does ELD work?

A sound membrane blocks the test current, so wherever there is a hole, it passes through. That lets us find breaches that are too small to see.

Can every flat roof be tested?

ELD doesn’t suit every roof. Some membranes conduct electricity, and some build-ups lack a suitable layer below. We’ll tell you if yours isn’t suitable before testing.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or use the contact form.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.
