Pre-purchase roof surveys in Pested

Landlords, agents and block managers in Pested

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Pre-purchase roof survey in Pested: what you get

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we look at that too where access allows. We survey the roof space, flat-roofed extensions and dormers and clay and concrete tiles, and people most frequently book us about gutters that overflow or drip at the joints and standing water on a flat extension roof.

Being in a small place like Pested makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Roof by roof

Lead flashings and valleys

Many leaks start at a flashing, so we look at each one closely. We photograph any that need work.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Your questions about pre-purchase roof surveys in Pested

How do I find out if my home in Pested is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Pested within the area you cover?

Yes. Pested is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Will you need to get into the loft?

Where possible, yes. We look in the loft space where there is safe access, and views from upper windows help too. Access is typically arranged through the agent or seller.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A valuation or a promise of a lower price
  • What’s under the slates, tiles or felt
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What a survey covers and does not.

What we check

  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • Natural slate
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • The roof space

What a pre-purchase roof survey looks like in Pested

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If yours is one of the older homes in the streets near Church of St Peter, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you let a flat or house near Wye station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Signs you need a pre-purchase roof survey in Pested

Chimneys take the worst of the weather. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which can affect how any work is arranged.

Signs worth acting on include:

  • Standing water on a flat extension roof
  • Slates or tiles that have slipped or gone
  • Loose pots and cracked flaunching
  • Roof slopes that look uneven or sagging

With Belmont House and Gardens about 3.4 miles north-west, the area around Pested has a long history. If you are buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Before you book any roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • Which limits apply to the survey

What to expect from a roof survey

How the survey works

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Pested, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a report with photos and recommendations before you exchange.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
  • Leave side gates unlocked

Booking a survey

Getting a price is simple: just phone 07833 053749 or use the contact form, tell us about the property and we’ll recommend the right survey. The price is agreed up front.

Advice

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
