Independent pre-purchase roof surveys in Throwley

How a pre-purchase roof survey works in Throwley

A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photographs of what we find and written recommendations. The two sit side by side if you want the fullest picture. We survey the roof space, gutters and downpipes and clay and concrete tiles, and the problems we’re asked to look at most are gutters that overflow or drip at the joints and slates or tiles that have slipped or gone.

Being in a small place like Throwley makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Buying a home or a new roof in Throwley

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. With Belmont House and Gardens about 0.6 miles north-west, Throwley sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you let a flat or house near Faversham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Throwley is about 4 miles south of Faversham, in Kent. From houses to flats and shops in Throwley, we can survey the roof. Throwley is one of the towns and villages in Kent where we work for pre-purchase roof surveys. There’s also a page for Canterbury.

Surveys in ME13 are booked the same way as anywhere else. If you’re just outside Throwley, we cover Throwley Forstal (1 mile south), Sheldwich (1 mile north-east), Badlesmere (1 mile east), Sheldwich Lees (1 mile east) and Eastling (2 miles north-west). For landlords and managing agents

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

How it works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes about 1–2 hours at most homes, or half a day or so for a commercial building. Older roofs in small places like Throwley can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Show us where any leaks or stains appear
  • Buyers: confirm access with the estate agent or seller

Common roof problems in Throwley

Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We do not test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

People usually book a survey when they’ve noticed one of these:

  • Gaps where slates or tiles have come loose
  • Patch repairs that may hide an ongoing problem
  • Roof slopes that look uneven or sagging
  • Loose pots and cracked flaunching

For an older house near a landmark such as Church of St Michael and All Angels, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before booking anyone

  • How much experience they have with roofs like yours
  • Whether VAT is in the quoted price
  • Will they check the loft as well as the outside?
  • What exactly goes into their report

What to expect from a roof survey

Throwley: your questions answered

Will you come out to Throwley?

Yes, Throwley is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you cover Throwley?

Yes, Throwley is one of the places we work. The survey and report are the same in Throwley as anywhere else.

What if it rains on the day?

Light rain doesn’t usually stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Do you go up on the roof?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Will you need to get into the loft?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.

How long will you be at the property?

On site, it normally takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Ask for loft access on the day
  • Look for fresh paint on upstairs ceilings at viewings
  • Share the report with your solicitor
  • Mention any deadline when you contact us

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller, and we can’t promise any result.

Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

What a pre-purchase roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s report
  • Walls, floors, services and rooms below the roof
  • Defects hidden under coverings or inside walls without opening up

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.
