Questions from Paddock
Does a conservation area affect roof work in Paddock?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Paddock?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.
Will you need to get into the loft?
Ideally, yes. We look in the loft space where there is safe access, and views from upper windows help too. Access is normally arranged through the agent or seller.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we’ll explain what’s needed.
Do I need a roof survey if I’m having a RICS survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Does your survey replace a RICS home survey?
No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.
About our pre-purchase roof survey in Paddock
A full home survey looks at the whole property, and the roof is only one part of it. Our survey is not a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. You can have both. Common reasons to book are signs of past leaks inside the loft and quick fixes on flashings and valleys, on natural slate, the roof space and clay and concrete tiles.
Being in a small place like Paddock makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Landlords, agents and block managers in Paddock
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
Prices for pre-purchase roof surveys in Paddock
To price your survey, we look at:
- The height of the building and how the roof can be seen safely
- If the survey needs thermal imaging or a drone
- Features like valleys, chimneys, dormers and parapets
- Which survey package you book
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
Booking your survey
Before you get in touch, it is useful to have:
- Whether there is a loft hatch, a shared roof or tricky access
- Any deadline, such as an exchange date
- The style of property, from a terrace to a block
- Where the property is, with the postcode
A quick phone call is typically the easiest start: call 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.
When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- Anything beyond the roof, which a full home survey covers
- Defects hidden under coverings or inside walls without opening up
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before you book. The full list of what we check.
What this survey covers
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Clay and concrete tiles
- The roof space
- Chimney stacks
- Natural slate
- Gutters and downpipes
What we look for on each type of roof
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and the South East. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.
Paddock homes and their roofs
The wider area around Paddock has a long history of building, with Belmont House and Gardens about 3.8 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If yours is one of the older homes in the streets near Church of St Cosmas and St Damian, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. For landlords with property near Charing station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

How the survey works
Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. On timing, it typically takes an hour or two for most houses, and longer for a large or complex roof. For a village or hamlet like Paddock, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
How to prepare
- Make a note of anything you’d like us to look at
- Have keys ready for side gates, garages or roof access doors
- Mention any parking restrictions on your street

Advice
Why it is worth a survey now in Paddock
Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today, whatever anyone remembers. In a small place like Paddock, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.
