Flat roof surveys for homes and businesses in Paddock

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you ring 07833 053749 or send us an email with the address and a rough idea of the roof area. We survey EPDM rubber, mastic asphalt and GRP fibreglass, and the problems we’re asked to look at most are outlets that hold water back and leaks around rooflights.

Flat roofs on exposed homes in small places like Paddock take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Why it is worth a survey now in Paddock

Flat roofs cannot typically be seen from the street, so they’re frequently overlooked. Owners frequently learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise. Outbuildings and barns around Paddock are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Paddock, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

  • Point out any leaks or damp patches
  • Leave a clear route to the loft
  • For a flat or shared roof, check access with the building owner or managing agent

Flat roof surveys in Paddock: local notes

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Belmont House and Gardens about 3.8 miles north, Paddock sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Challock Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If yours is one of the older homes in the streets near Church of St Cosmas and St Damian, flat-roofed rear additions and dormers added over the years are worth checking.

Paddock is about 5 miles north of Ashford, in Kent. If you are in Paddock, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Across Kent, we cover Paddock. For surveys nearby, see our Canterbury page.

Common roof problems in Paddock

Buyers frequently book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Common reasons to book include:

  • Blistering in felt or asphalt
  • A sagging deck under the covering
  • Blocked or damaged outlets
  • Leaks around rooflights

If you own a rental within reach of Charing station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Questions to ask before booking

  • Whether they hold professional indemnity and public liability insurance
  • Their drone registration, if they fly one
  • Is VAT included in the price?
  • Whether the inside of the roof is included

What’s in a roof survey

For landlords and managing agents

Businesses and commercial landlords can book us too. Bigger roofs take more time.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • A structural engineer’s assessment of the deck
  • A fixed date for when the roof will need replacing
  • Whether old sheeting or boards contain asbestos

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.

How we price flat roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether it’s a home or a commercial building

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

Booking your survey

  • Any photos you have, taken from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know
  • Any deadline, such as an exchange date

Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

Typically, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
