About our flat roof survey in Stalisfield

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. That gives you facts to raise with the seller or agent. If you’ve noticed blisters and bubbles in the covering and splits and cracks in the covering, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Stalisfield may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

What we do, step by step

After the inspection, everything we found is written up in a report with photographs. On timing, it usually takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere as small as Stalisfield, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Make sure we can get to the back of the property
  • Agree roof access with the managing agent if it is shared
  • Keep pets in another room

Advice

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Why act early in Stalisfield

Flat roofs can’t normally be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Older cottages and farmhouses around Stalisfield can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Every price we give includes VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Flat roof surveys in Stalisfield: local notes

Historic houses like Belmont House and Gardens, about 2.6 miles north-east, show how far back building in the area around Stalisfield goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take an older house close to Church of St Mary: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Stalisfield is about 6 miles south-west of Preston, in Kent. Stalisfield gets the same service as everywhere else we work: a careful inspection, photographs and a written report. We cover towns and villages across Kent, large and small. For surveys nearby, see our Maidstone page.

Roof by roof

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.

Stalisfield questions

Do you cover smaller places like Stalisfield?

We do. Villages and rural addresses get the same survey as a town house.

Is Stalisfield in the area you cover?

We do. The survey and report are the same in Stalisfield as anywhere else.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What if it rains on the day?

A survey can usually go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Do you go up onto the roof?

Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.

How long will you be at the property?

Expect it to take about one to two hours for a house, though large, tall or awkward roofs take more time. The written report follows by email.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Do you need a flat roof survey in Stalisfield?

Buyers frequently book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Most people get in touch when they’ve noticed one of these:

  • Cracked or split membrane
  • A sagging deck under the covering
  • Blisters and bubbles in the covering
  • Water getting in at rooflights

If you let a flat or house near Charing station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before you book, it is worth knowing what a survey will not do:
