What we do, step by step
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as The Valley, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Getting ready for the survey
- Clear the way to the loft hatch
- If it isn’t your property yet, arrange access through the agent
- If the roof is shared, arrange access with whoever manages the building

Flat roof survey in The Valley: what you get
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We survey mastic asphalt, upstands and outlets and felt flat roofs, and the problems we are asked to look at most are loose or cracked edge trims and outlets choked with leaves and silt.
Some older homes in villages like The Valley are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Signs you need a flat roof survey in The Valley
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.
It’s worth booking a survey if you’ve seen:
- Damaged trims at the roof edge
- Failed seals around rooflight kerbs
- Gaps at upstands and abutments
- A sagging deck under the covering
If you own a rental within reach of Charing station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Choosing a roof surveyor
- Is VAT included in the price?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Their track record with similar roofs
- How soon the report will arrive
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Parts of the roof that aren’t safe to walk on or view
- A promise that the roof will not leak in future
- What’s under the membrane without opening it up
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

What we look for on each type of roof
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
EPDM rubber
An EPDM rubber roof is typically one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

What a flat roof survey looks like in The Valley
Historic houses such as Belmont House and Gardens, about 2.1 miles north-east, show how far back building in the area around The Valley goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If yours is one of the older homes in the streets near Church of St Lawrence, the flat roofs on later extensions tend to wear out long before the main roof.
