About our flat roof survey in Eastling
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We survey felt flat roofs, upstands and outlets and GRP fibreglass, and common reasons people get in touch are leaks around rooflights and gaps at upstands and abutments.
In a small place like Eastling, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
The report records the flat roof as we found it on the day. It’s useful straight away, and a good reference for later.

Different roofs, different checks
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
GRP fibreglass
A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

The survey, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Somewhere like Eastling needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- You tell us about the roof, its covering if you know it, and any leaks.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- The findings are written up with photos and recommendations and emailed to you.
How to prepare
- For flats, check roof access has been agreed
- Keep pets in another room
- Note where any stains or damp appear

Advice
Honest limits
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Hidden layers beneath the covering
- Asbestos testing, which needs a specialist asbestos surveyor
- Parts of the roof that are not safe to walk on or view
If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. The full list of what we check.
Roof types and parts we check

- Felt flat roofs
- Mastic asphalt

Common questions in Eastling
Is my home in Eastling listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is Eastling within the area you cover?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Will the survey show why my flat roof is leaking?
We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
What happens after the survey?
You’ll receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Do you give a life expectancy for the roof?
We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
Does a flat roof survey replace a RICS survey?
No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.
What affects the cost of flat roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Commercial roofs and larger buildings
- Height and safe access
- Features like valleys, chimneys, dormers and parapets
- The package you choose: Basic, Standard or Premium
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.
Booking your survey
The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:
- Whether there’s a loft hatch, a shared roof or tricky access
- Dates you are working to, such as exchange
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from the ground or a window
We confirm the exact price before you book, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.
What a flat roof survey looks like in Eastling
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Belmont House and Gardens about 1.4 miles east, Eastling sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Teynham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you look after a building such as Eastling Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, the flat roofs on later extensions tend to wear out long before the main roof.

Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Note the date and type of any roof work
- Plan a survey before the covering reaches the end of its usual life
- Ask contractors to protect the roof if they work on it
- Check that new brackets or units haven’t damaged the covering
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
Why act early in Eastling
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. For an older or listed building in a place like Eastling, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
