Flat roof survey in Stalisfield Green: what you get

We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey EPDM rubber, upstands and outlets and GRP fibreglass, and people most often book us about failed upstands where the roof meets a wall and a sagging deck under the covering.

Flat roofs on exposed homes in small places like Stalisfield Green take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Note where water lies after a downpour
  • Have the roof looked at again after a severe storm
  • Keep clear of rooflights and fragile roof sheets
  • Note the date and type of any roof work

If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

How it works

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes about 1–2 hours for a house, and longer for a large or complex roof. Around Stalisfield Green, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work
  • If you are buying, check with the agent that we can get in

Questions from Stalisfield Green

Do you cover Stalisfield Green?

Yes, Stalisfield Green is one of the places we work. The survey and report are the same in Stalisfield Green as anywhere else.

Is my home in Stalisfield Green listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you walk on the flat roof?

We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Do you need a flat roof survey in Stalisfield Green?

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

We’re often asked to look at:

  • Splits and cracks in the covering
  • Loose or cracked edge trims
  • Blistering in felt or asphalt
  • Standing water left after rain

If you live in an older home near Church of St Mary, the joins between later flat roofs and the old walls are where problems normally start.

Before you book anyone

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the report includes, and whether it has photographs
  • Are they insured for the work?
  • How they plan to inspect the roof safely

What to expect from a roof survey

What we look for on each type of roof

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
