How a roof survey works in Stalisfield Green

Our roof surveys cover Stalisfield Green and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or use the contact form. We’re frequently asked to look into blocked, sagging or leaking gutters and ridge tiles that have lifted or moved, on lead flashings, ridges, hips and valleys and clay and concrete tiles.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Booking your survey

What we do, step by step

We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. Somewhere as small as Stalisfield Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Your questions about roof surveys in Stalisfield Green

I let a flat near Charing station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

How do I find out if my home in Stalisfield Green is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you look at a roof that is joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Can you survey in bad weather?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you go up on the roof?

Only where it’s safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

Useful tips for Stalisfield Green property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Watch for slipped slates after bad weather
  • Hold on to the report for future surveys
  • Let us know about any leaks or stains you’ve seen
  • Move stored items away from the loft hatch

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Landlords, agents and block managers in Stalisfield Green

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Roof by roof

Flat roof coverings

A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly.

When to book a survey in Stalisfield Green

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

Look out for signs like these:

  • Slates or tiles that have slipped or broken
  • Lifted, split or missing lead flashings
  • Gutters that overflow in heavy rain
  • Ridge tiles that have lifted or moved

Take an older house close to Church of St Mary: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
