Roof survey in The Valley
A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there is safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey chimney stacks, clay and concrete tiles and ridges, hips and valleys, and common reasons people get in touch are water stains on rafters and ceiling joists and leaking gutter joints and downpipes.
Somewhere as small as The Valley, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What else we do in The Valley
What we do, step by step
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours for most homes, depending on how many separate roofs there are. Somewhere as small as The Valley, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Preparing for the visit
- Keep pets in another room
- If you are buying, check with the agent that we can get in

Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Make sure we can open the loft hatch
- Keep a record of damp patches and dates
- Check the roof from the ground after storms
- Have details of recent roof work to hand
We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
Why get it checked now?
It is easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Older and listed buildings around The Valley may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
When to book a survey in The Valley
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.
Look out for signs like these:
- Worn lead at chimneys and abutments
- Torn or sagging underlay
- Leaking gutter joints and downpipes
- Slates or tiles that have slipped or broken
The streets around a church such as Church of St Lawrence are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before you book any roof surveyor
- Whether any drone flown is registered with the CAA
- Which parts of the roof they’ll actually see
- How much experience they have with roofs like yours

Common questions in The Valley
How do I find out if my home in The Valley is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
I let a flat near Charing station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.
Do you work in The Valley?
Yes. Our area covers London and South East England, and that includes The Valley.
Do I need to be at home?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access.
What does a roof survey cost?
Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
Local roofs in The Valley
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Historic houses such as Belmont House and Gardens, about 2.1 miles north-east, show how far back building in the area around The Valley goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
For landlords with property near Charing station, a roof report helps you deal with small faults before they turn into a call from a tenant. Trees in and around Spuckles and Kennelling Woods shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
