Landlord roof survey in The Valley

Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats and residents will need to be told beforehand. You or your agent arrange access and we will say what we need when booking. Where we can’t get into part of the building, the report says so. Common reasons to book are gaps where tiles or slates have slipped and damp or stains in top-floor flats, across rented houses, converted houses and blocks of flats.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report records the let or shared roof as we found it on the day. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

What you can safely check yourself

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Roof by roof

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access and note what couldn’t be seen.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

When to book a survey in The Valley

Tenants and leaseholders rarely look at the roof. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years, particularly on taller buildings.

Here are some of the things we see often:

  • Splits and blisters in flat roof coverings
  • Leaking joints at party walls
  • Worn ridges, hips and verges
  • Gutters overflowing onto walls

Living close to Spuckles and Kennelling Woods is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • Whether VAT is added on top
  • Which viewpoints they use to see the roof
  • How long they’ve been surveying roofs

What’s in a roof survey

Landlord roof surveys around The Valley

The wider area around The Valley has a long history of building, with Belmont House and Gardens about 2.1 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you let a flat or house near Charing station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as Church of St Lawrence are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • How big the roof is
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Getting in touch

What helps most when you contact us:

  • Anything about access we should know
  • Dates you are working to, such as exchange
  • Any marks or damp showing indoors
  • What’s prompted the survey

A quick phone call is typically the easiest start: call 07833 053749 or email us. The price is agreed before a date is set.

The survey, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours for a house, and longer for a block or a building with several roofs. Around The Valley, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before the survey

  • If you are buying, let the agent know when we are coming
  • Keep pets inside or away from the areas we are looking at
  • For flats, make sure roof access has been agreed

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or send us an email to find out.

Advice

Leave it or get it looked at?

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Older and listed buildings around The Valley may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Common questions in The Valley

Do you cover smaller places like The Valley?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Charing station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

What’s the best way to book?

To book, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
