Independent gutter surveys in The Valley

Gutter survey in The Valley

We carry out gutter surveys in The Valley as part of our cover across London and South East England. On the day, we inspect whatever is safely visible, from ground level, from windows and from the loft space. A visit normally takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photos and recommendations. We’re frequently asked to look into dripping or leaking gutter joints and water spilling over the gutter edge, across outlets and hoppers, parapet and box gutters and fascias and soffits.

Older buildings in small places like The Valley may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Tips that help

These tips come from what we see on roofs every week:

  • Get trees that overhang the gutters trimmed
  • Look out for overflows when it pours
  • Include valley, parapet and box gutters when clearing
  • Leave gutter checks at height to someone equipped for it

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

The Valley homes and their roofs

Historic houses like Belmont House and Gardens, about 2.1 miles north-east, show how far back building in the area around The Valley goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to Church of St Lawrence: old fixings, lead flashings and tall chimneys are typical of older roofs. Trees in and around Spuckles and Kennelling Woods shed leaves that can end up in nearby gutters. For landlords with property near Charing station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we look for on each type of roof

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like The Valley, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Check pets are kept safely away
  • Note where any stains or damp appear
  • Find any records of previous roof work

Why it’s worth a survey now in The Valley

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the loft space and the rooms below typically during the worst downpours. It’s worth having these gutters looked at before the wetter months. For an older or listed building in a place like The Valley, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Your questions about gutter surveys in The Valley

Is The Valley within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in The Valley is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Do you survey underground drains?

No. We check above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.

What do I do with the report?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
