The Valley Thermal Roof Survey

- Leaks far from where the stain appears
- Damp patches with no obvious cause
- Ceilings that feel colder in places
Thermal roof surveys for homes and businesses in The Valley
Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We are frequently asked to look into damp where roofs meet walls and chimneys and cold areas below the roof, on commercial roofs, ceilings below the roof and loft conversions.
Somewhere as small as The Valley, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are checked before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

FAQs for The Valley
Do you cover smaller places like The Valley?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Is my home in The Valley listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you take photos of the roof?
Yes. Photos are part of every report, so you can see each point for yourself.
Is it a structural engineer’s report?
No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Will you fly a drone over my roof?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Airspace, weather and The Valley roofs
Belmont House and Gardens, about 2.1 miles north-east, is one of the historic houses in the wider area around The Valley. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.
The Valley is about 6 miles south-west of Faversham, in Kent. The Valley is one of many places we visit across Kent, for homes and businesses alike. Our area takes in places right across Kent, large and small. You can also see our page for Maidstone.
All of ME13 is covered for thermal roof surveys. Close by, we survey roofs in Stalisfield Green (1 mile south), Stalisfield (1 mile south), Eastling (2 miles north), Throwley Forstal (2 miles east) and Throwley (2 miles north-east). Within a short drive, we also cover Maidstone (12 miles west), Ashford (8 miles south), Canterbury (12 miles east), Sittingbourne (7 miles north-west), Whitstable (12 miles north-east) and Faversham (6 miles north-east).
Near you in The Valley
We work in homes and buildings around Spuckles and Kennelling Woods and The Plough Inn. The nearest railway station is Charing station, roughly 3.2 miles south. Well-known places in the area include Newnham Castle (2.3 miles north).
Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Landlords, agents and block managers in The Valley
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.
Why it is worth a survey now in The Valley
For buyers, a thermal survey adds detail that a visual inspection cannot give. Finding hidden moisture before exchange gives you facts to raise with the seller. Outbuildings and barns around The Valley are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

How the survey works
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. If you have questions on the day, just ask. In a small place like The Valley, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You tell us about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Getting ready for the survey
- If you’re buying, check with the agent that we can get in
- Check we can get to the back of the property
- Find any records of previous roof work
Arrange a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.
Advice
Common roof problems in The Valley
Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
Things that often lead to a survey include:
- Water getting in at parapets and stacks
- Possible trapped moisture under a flat roof covering
- Leaks that are hard to trace
- Thin or uneven insulation in the roof
The streets around a church such as Church of St Lawrence are often among the oldest in a place, and if your home is one of the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
Choosing a roof surveyor
- What they will not be able to tell you
- Whether they hold professional indemnity and public liability insurance
- Whether VAT is in the quoted price
- Their track record with similar roofs
What affects the cost of thermal roof surveys
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- The number of roofs, including extensions and garages
- Whether thermal imaging or a drone is needed
- How tall the building is and how easy the roof is to see
- Whether you choose the Basic, Standard or Premium Survey
