Gutter surveys for homes and businesses in Eastling
Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off but it rarely improves. We are often asked to look into dripping or leaking gutter joints and overflowing valley or parapet gutters, on downpipes, fascias and soffits and eaves gutters.
Somewhere as small as Eastling, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Cottages and farmhouses around Eastling frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.

Common roof problems in Eastling
Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before it causes more harm.
These are some of the problems a survey can pick up:
- Fascia boards damaged by overflowing water
- Valley or box gutters that overflow inside
- Leaks at the gutter joints
- Water spilling over the gutter edge
Homes near green spaces like Doddington Place Gardens can get more leaves in their gutters in autumn.

Eastling questions
Do you cover smaller places like Eastling?
We do. A small place gets exactly the same survey as a big one.
How do I find out if my home in Eastling is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
How long does a gutter survey take?
Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.
Do you look in the loft space?
If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, like damp timbers, staining or daylight.
Are you structural engineers?
No. We’re roof surveyors, not structural engineers, and it does not include calculations. We will recommend an engineer if we see signs that call for one.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it as you book and we’ll plan the survey around it.
How we price gutter surveys
All our prices include VAT. What changes the price is:
- How many separate roofs there are, such as extensions, dormers and garages
- Building height and the viewpoints available
- The shape of the roof and its details
- Basic, Standard or Premium
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
Booking your survey
Before you get in touch, it helps to have:
- The type of building and roof, like pitched or flat
- Any deadline, such as an exchange date
- The address and postcode of the property
- Pictures of the roof from a safe spot, if you have them
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or use the contact form with the details.
Surveys for landlords and agents in Eastling
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
How the survey changes by roof type
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.
Box and secret gutters
A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We look at what’s visible and note what isn’t.
Roofs, chimneys and gutters in Eastling
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Eastling has a long history of building, with Belmont House and Gardens about 1.4 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Teynham station, the gap between tenancies is a good time to have the roof looked at.

It’s useful to know what a survey won’t do before you book:
- Damage hidden inside walls or behind boards
- Underground drains, which need a CCTV drain survey
- Blockages deep inside downpipes
