About our gutter survey in Throwley

Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey outlets and hoppers, parapet and box gutters and valley gutters, and common reasons people get in touch are dripping or leaking gutter joints and blocked outlets and hoppers.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

When to book a survey in Throwley

Valley, parapet and box gutters are frequently lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead is also a target for theft.

Signs worth acting on include:

  • Hoppers and outlets full of debris
  • Leaves and moss blocking gutters
  • Joints that drip after rain
  • Fascia boards damaged by overflowing water

For landlords with property near Faversham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book any roof surveyor

  • How they plan to inspect the roof safely
  • Whether the roof space is looked at, where there is one
  • What happens after the report arrives
  • What they will not be able to tell you

Your questions about gutter surveys in Throwley

How do I find out if my home in Throwley is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Throwley?

Yes, Throwley is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is a CCTV drain survey included?

No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just ring 07833 053749 or drop us an email for a price.

What we do, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Throwley can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. The roof space is checked for water marks if it is safe to get into.
  5. You get a written report with photos and recommendations.

Before the survey

Advice

What a survey costs

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • House, block, shop or office
  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

What we need to know

A few details help us recommend the right survey and price. When you contact us, let us know:

  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, such as an exchange date
  • What’s prompted the survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

Local roofs in Throwley

With Belmont House and Gardens about 0.6 miles north-west, Throwley sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

If yours is one of the older homes in the streets near Church of St Michael and All Angels, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Useful tips for Throwley property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Have overhanging branches cut back
  • Book gutter clearing once a year, more often near trees
  • Check for spilling water in a downpour
  • Check that downpipes are firmly fixed to the wall

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

What a gutter survey doesn’t cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Hidden sections we cannot view safely
  • Damage hidden inside walls or behind boards
  • Asbestos testing of old gutters, downpipes or soffits

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.
