Landlord roof surveys in Eastling: local notes
Belmont House and Gardens, about 1.4 miles east, is one of the historic houses in the wider area around Eastling. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
If you look after a building such as Eastling Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Teynham station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Eastling is about 4 miles south-west of Faversham, in Kent. Eastling gets the same service as everywhere else we work: a careful inspection, photos and a written report. Eastling is one of the towns and villages in Kent we cover for landlord roof surveys. Our Maidstone page covers surveys nearby.

How a landlord roof survey works in Eastling
Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need as you book. Where we cannot get into part of the building, the report says so. We survey flat roofs on blocks, blocks of flats and converted houses, and the problems we are asked to look at most are damp or stains in top-floor flats and worn ridges, hips and verges.
Older buildings in small places like Eastling may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

What happens if roof problems are left?
Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed, which suits a rolling maintenance plan. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- The rest of the building, as a RICS Level 2 or 3 survey would
- The structure in the way a structural engineer would assess it
- Confirming asbestos in older roof materials
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What a survey covers and doesn’t.

- Flat roofs on blocks
- Blocks of flats
- Rented houses
- Converted houses
- Gutters and downpipes
Checking the roof from ground level
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Tips from our surveys
These tips come from what we see on roofs every week, before and after a survey:
- Book gutter clearing at least once a year
- Get legal advice on lease responsibilities
- Arrange flat access ahead of time
- Ask residents to report damp straight away
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.
Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

What else we do in Eastling
Do you need a landlord roof survey in Eastling?
Landlords need to plan spending on a building. Without a recent survey, it’s hard to know what the roof needs and how soon.
Here are some of the things we see frequently:
- Chimney stacks in poor repair
- Damp or stains in top-floor flats
- Loose ridge or hip tiles
- Flashings that have come away
For an older house near a landmark such as Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What to check before booking
- Their insurance cover
- How they plan to inspect the roof safely
- What exactly goes into their report
- How long the report takes to arrive
Questions from Eastling
Do you cover smaller places like Eastling?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Does a conservation area affect roof work in Eastling?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you say whether the freeholder or leaseholders should pay?
No, we do not advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.
Does this replace a RICS building survey?
No, it’s a roof survey. It’s not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.
What’s the price of a landlord roof survey?
Prices start from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, call 07833 053749 or use the contact form.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
How the survey works
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where it applies. The survey normally takes an hour or two for a house, and longer for a block or a building with several roofs. Older rural homes like those around Eastling can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We agree which roofs and which parts of the building are included.
- Access to flats and the loft space is arranged with you beforehand.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- We photograph each defect and note how urgent it looks.
- We send a written report you can use to plan maintenance and budgets.
Before we arrive
- Dig out any old roof reports or invoices
- Tell us where we can park nearby
- For flats, check roof access has been agreed
