About our landlord roof survey in Stalisfield

We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them, along with the loft space where there’s safe access. We survey converted houses, gutters and downpipes and blocks of flats, and the problems we’re asked to look at most are mortar falling from ridges and verges and damp or stains in top-floor flats.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep the loft hatch clear and reachable
  • Have gutters and outlets cleared every year
  • Put urgent roof work at the top of the list
  • Keep past survey reports with the building’s records

Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.

Keep the roof space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

Local roofs in Stalisfield

The wider area around Stalisfield has a long history of building, with Belmont House and Gardens about 2.6 miles north-east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Charing station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

Letting agents and landlords in Stalisfield book surveys as well as householders. A written report with photos gives you a clear record of the let or shared roof.

What we’re asked to look at in Stalisfield

Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition or when.

Problems we come across often include:

  • Damp or stains in top-floor flats
  • Flashings that have come away
  • Cracked or leaning shared chimneys
  • Mortar falling from ridges and verges

Trees in and around Spuckles and Kennelling Woods shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Choosing a roof surveyor

  • Whether the loft space is looked at, where there is one
  • How soon the report will arrive

What a roof survey includes

When you need someone else

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • The structure in the way a structural engineer would assess it
  • Responsibility under a lease
  • Asbestos testing of roof sheets or soffits

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before you book. What a survey covers and does not.

What we look at

  • Gutters and downpipes
  • Shared roofs
  • Blocks of flats
  • Rented houses
  • Flat roofs on blocks
  • Converted houses

Common questions in Stalisfield

Is my home in Stalisfield listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Charing station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

Is the report suitable for a maintenance plan?

Yes, that is one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

How long will you be at the property?

It normally takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. You will then get the report by email, on the timescale of your package.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How it works

The aim of the visit is simple: to see as much of the let or shared roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours for a single let house, with blocks of flats taking longer. Older roofs in small places like Stalisfield can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Preparing for the visit

  • Tell us where we can park nearby
  • Keep pets in another room
  • Find any records of previous roof work
