How we price roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the exact price before you book.

Booking your survey

A few details help us suggest the right survey and price. When you contact us, tell us:

  • Dates you are working to, such as exchange
  • What made you get in touch
  • Any marks or damp showing indoors
  • How the loft is reached, if there is one

Most bookings start with a short call: ring 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

How a roof survey works in Stalisfield

Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. Typical surveys look at cracked or blistered flat roof coverings and condensation or damp timbers in the loft, on clay and concrete tiles, the roof space and natural slate.

Some older homes in villages like Stalisfield are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we cannot see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Asbestos testing of any kind
  • A structural engineer’s report
  • A promise that the roof will not leak in future

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What our survey covers.

What we check

  • Chimney stacks
  • Ridges, hips and valleys
  • The roof space
  • Lead flashings
  • Clay and concrete tiles
  • Flat roofs
  • Natural slate

Different roofs, different checks

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Loose or missing tiles there let rain into the wall.

Why act early in Stalisfield

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We check them before they cause trouble. Where a roof is exposed, as many are in small places like Stalisfield, driving rain gets into any weakness, and damp in older walls is slow to dry out.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Signs you need a roof survey in Stalisfield

Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.

Here are some of the things we see often:

  • Crumbling chimney pointing or cracked flaunching
  • Gutters that overflow in heavy rain
  • Slates or tiles that have slipped or broken
  • Lifted, split or missing lead flashings

If you live near a park such as Spuckles and Kennelling Woods, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Questions to ask before you book

  • Are they insured for the work?
  • Will the report include photos?
  • Whether the inside of the roof is included
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Roof surveys around Stalisfield

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Historic houses such as Belmont House and Gardens, about 2.6 miles north-east, show how far back building in the area around Stalisfield goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Charing station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

The survey, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for most homes, depending on how many separate roofs there are. Around Stalisfield, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

FAQs for Stalisfield

Does a conservation area affect roof work in Stalisfield?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs for landlords with property near Charing station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Can you tell me how long my roof will last?

We don’t give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

What does a roof survey include?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Do you cover Stalisfield for roof surveys?

Yes. Stalisfield is part of the area we cover, and the service is the same as everywhere else we work.
