Roof surveys for homes and businesses in Eastling

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey flat roofs, natural slate and chimney stacks, and people most often book us about blocked, sagging or leaking gutters and debris building up in roof valleys.

Some older homes in villages like Eastling are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What we look for on each type of roof

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping normally points to corroded nails, which we describe in the report.

Chimney stacks

We check the stack itself, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • A promise that the roof won’t leak in future
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether the roof structure meets design loads

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.

Roofs we survey in Eastling

  • Lead flashings
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Chimney stacks
  • The roof space
  • Flat roofs
  • Natural slate

Before and after the survey

Small things make a difference. Our tips:

  • Keep a record of damp patches and dates
  • Keep the report with your property records
  • Mention any damp patches as you book
  • Move stored items away from the loft hatch

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English, with recommendations.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two at a typical home, though large, tall or awkward roofs take more time. In a small place like Eastling, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Have any paperwork from past roof work to hand
  • Make sure pets are kept safely away

Arrange a survey

We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

Advice

How we price roof surveys

All our prices include VAT. The things that change the price are:

  • Basic, Standard or Premium
  • House, block, shop or office
  • The roof’s overall size
  • The height of the building and how the roof can be seen safely

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What we need to know

To price your survey accurately, we’ll ask about:

  • What’s prompted the survey
  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date
  • The type of building and roof, such as pitched or flat

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you are ready.

Eastling questions

I let a flat near Teynham station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.

Does a conservation area affect roof work in Eastling?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

What if it rains on the day?

A survey can usually go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.

What a roof survey looks like in Eastling

With Belmont House and Gardens about 1.4 miles east, Eastling sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Homes near green spaces such as Doddington Place Gardens can get more leaves in their gutters in autumn. Anyone responsible for a site like Eastling Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your house is among the older ones in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
