About our flat roof survey in Painter's Forstal

Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey upstands and outlets, mastic asphalt and EPDM rubber, and people most often book us about splits and cracks in the covering and blistering in felt or asphalt.

Older buildings in small places like Painter's Forstal may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Painter's Forstal questions

Is Painter's Forstal within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do roofs near the sea, like those around Painter's Forstal, take more of a battering?

Frequently, yes. Within about 5 miles of the sea, as Painter's Forstal is, metal fixings wear faster and gales find any loose ridge or slate.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

What happens after the survey?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please ring 07833 053749 or drop us an email with the details.

What will the report tell me?

A written report with photos, explaining the condition of the flat roof, any defects and our recommendations, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What happens if roof problems are left?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the business. In a place like Painter's Forstal, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before booking.

Signs you need a flat roof survey in Painter's Forstal

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

A survey can pick up problems such as:

  • Raised blisters across the surface
  • Gaps at upstands and abutments
  • Damaged trims at the roof edge
  • Leaks around rooflights

Historic houses such as Belmont House and Gardens, about 1.8 miles south, show how far back building around Painter's Forstal goes. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.

What a roof survey includes

Local flat roofs in Painter's Forstal

Painter's Forstal is within about 5 miles of the coast, so there is more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you own one of the older houses in the streets near Church of St Peter and St Paul, flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of Faversham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

  • Felt flat roofs
  • Single-ply membranes

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Painter's Forstal can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • If it is not your property yet, arrange access through the agent
  • Make sure pets are kept safely away
  • Leave a clear route to the loft
