What we’re asked to look at in Painter's Forstal

A roof valley collects the rain from two slopes. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. Leaks from valleys often show up some distance away inside.

Most people get in touch after spotting one of these:

  • Damp on a chimney breast
  • Water marks that spread in wet weather
  • Water dripping from rafters or underlay
  • Water through the ceiling under a flat roof

Belmont House and Gardens lies about 1.8 miles south, so building around Painter's Forstal goes back a long way. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times.

What’s in a roof survey

How a roof leak investigation works in Painter's Forstal

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. If you’re worried about drips in the loft during heavy rain and water through the ceiling under a flat roof, we can find out what’s behind it.

Many homes in small places like Painter's Forstal face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours at most homes, and about three to four hours for a commercial roof. Somewhere like Painter's Forstal needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

What we look for on each type of roof

Slate and tile slopes

On slate roofs, corroded nails let slates slip. Even a single gap can let water in.

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the covering or behind the plaster
  • A structural engineer’s report
  • The repair itself (the investigation finds and reports the cause)

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. The full list of what we check.

What this survey covers

  • Flat roof details
  • Rooflights and dormers
  • Lead flashings
  • The roof space
  • Slate and tile slopes
  • Chimney stacks
  • Valleys and parapet gutters

Why act early in Painter's Forstal

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. Where a roof is exposed, as many are in small places like Painter's Forstal, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Why us?

  • Package prices that include VAT
  • Drone and thermal imaging surveys available
  • Weekday and weekend surveys
  • Every finding written up with photos

Your questions about roof leak investigations in Painter's Forstal

Does a conservation area affect roof work in Painter's Forstal?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does being near the coast affect roofs in Painter's Forstal?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Painter's Forstal roofs and the weather

The coast is about 5 miles or less from Painter's Forstal, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from.

For site and facilities teams at buildings like Ospringe Church of England Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Take an older house close to Church of St Peter and St Paul: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
