Flat roof survey in Pested: what you get

We inspect a flat roof from wherever it can safely be seen: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We survey felt flat roofs, single-ply membranes and mastic asphalt, and people most frequently book us about edge trims that have lifted or split and failed upstands where the roof meets a wall.

Flat roofs on exposed homes in small places like Pested take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Flat roofs in Pested

About 3.4 miles north-west lies Belmont House and Gardens, a reminder of how long the area around Pested has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If yours is one of the older homes in the streets near Church of St Peter, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building like Challock Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

How we price flat roof surveys

Several things affect the price of a survey:

  • The size of the roof
  • Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Booking your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Access details, such as a loft hatch or a shared roof
  • Your timetable, like an exchange date
  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside

Most bookings start with a short call: phone 07833 053749 or send us an email. You’ll have a price before anything is arranged.

Landlord and commercial surveys in Pested

Landlords and agents in Pested book surveys as well as householders. The report gives you a dated record of the flat roof, with photographs, useful for planning maintenance.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey seven days a week, which helps when tenants work during the week.

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Fragile surfaces, which we don’t walk on
  • Whether old sheeting or boards contain asbestos
  • An exact number of years the roof has left

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs
  • GRP fibreglass
  • Upstands and outlets
  • EPDM rubber

What we look for on each type of roof

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a close look.

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

When to book a survey in Pested

Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

Things that often lead to a survey include:

  • Dips that suggest the deck is deflecting
  • Blocked or damaged outlets
  • Failed seals around rooflight kerbs
  • Gaps at upstands and abutments

For landlords with property near Wye station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What to check before booking

  • What insurance they carry
  • Is there a chance to talk the report through?
  • What the survey will not cover
  • Will the report include photos?

What a roof survey includes

How the survey works

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about one to two hours on an ordinary house, and longer for a large or complex roof. In a small place like Pested, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can safely be seen.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Tell us about any leaks, stains or damp patches you know of
  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch

Related advice

Pested: your questions answered

Do you cover smaller places like Pested?

Yes, Pested is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Pested is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

What’s the best way to book?

It is easiest to call 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will take it from there. We survey seven days a week.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Can you survey any kind of flat roof?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

How fast do I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us as you book.
