Need a flat roof survey in Challock?

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Flat roof surveys for homes and businesses in Challock

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey mastic asphalt, EPDM rubber and upstands and outlets, and the problems we’re asked to look at most are splits and cracks in the covering and blocked or damaged outlets.

Flat roofs on exposed homes in small places like Challock take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

After the visit, you get a report with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

When you need someone else

A survey is a proper look at the flat roof, but it cannot do everything. Its limits include:

  • Fragile surfaces, which we do not walk on
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Hidden layers beneath the covering

Flat roof surveys around Challock

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Historic houses such as Belmont House and Gardens, about 3.9 miles north, show how far back building in the area around Challock goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Wye station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to Church of St Cosmas and St Damian: the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as Challock Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What we look for on each type of roof

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

Surveys for landlords and agents in Challock

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

How the survey works

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, most surveys take roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. For a village or hamlet like Challock, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Leave a clear route to the loft
  • Check we can get to the back of the property
  • Gather any invoices or paperwork from past roof work

What a survey costs

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Whether thermal imaging or a drone is needed
  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Helping us price your survey

You do not need to know any roofing terms. It’s enough to tell us:

  • Any deadline, such as an exchange date
  • What made you get in touch
  • Any photos you have, taken from the ground or a window
  • Where the property is, with the postcode

Most bookings start with a short call: phone 07833 053749 or use the contact form. You’ll have a price before anything is arranged.
