Need a roof survey in Challock?

Checking the roof from ground level

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Roof survey in Challock: what you get

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. If you are worried about slates or tiles that have slipped or broken and cracked or blistered flat roof coverings, we can find out what’s behind it, on the roof space, ridges, hips and valleys and lead flashings alike.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Challock questions

I let a flat near Wye station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you cover smaller places like Challock?

Yes, Challock is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How do I book a survey in Challock?

To book, phone 07833 053749 or send us an email and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

When to book a survey in Challock

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.

Problems we come across often include:

  • Loose chimney pots
  • Gutters that overflow in heavy rain
  • Ponding, splits or blisters on flat roofs
  • Slates or tiles that have slipped or broken

If you let a flat or house near Wye station, the gap between tenancies is a good time to have the roof looked at.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether you get a written report with photos
  • How much experience they have with roofs like yours
  • How soon the report will arrive

What a good roof survey covers

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Don’t climb onto the roof yourself
  • Move stored items away from the loft hatch
  • Tell us about any leaks or stains you’ve seen
  • Have details of recent roof work to hand

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

Why get it checked now?

Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. Older and listed buildings around Challock may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you need to know.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Walls, floors and services below the roof
  • Asbestos testing of any kind
  • Whether the roof structure meets design loads

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey before you book. The full list of what we check.

Local roofs in Challock

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Challock Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Belmont House and Gardens lies about 3.9 miles north, so building around Challock goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Challock is about 5 miles north of Ashford, in Kent. Anywhere in Challock, we can come and survey your property. Challock is one of the towns and villages in Kent we cover. You can also see our page for Canterbury.

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes between one and two hours for most homes, depending on how many separate roofs there are. Around Challock, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before the survey

  • Leave side gates unlocked
  • Let us know about parking near the property
  • Note where any stains or damp appear
