Chimney survey in Pested

A damp patch on a chimney breast does not always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you’ve noticed spalled or crumbling bricks and flashings pulling away from the stack, we can find out what’s behind it, on lead flashings, flaunching and brick chimney stacks alike.

In a village or hamlet like Pested, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What we look for on each type of roof

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

Before and after the survey

Here are a few things we’d tell any owner:

  • Keep the report to compare against at the next survey
  • Have brackets on the chimney checked
  • Do not use a ladder to reach the stack yourself
  • Check that disused chimneys can still breathe

Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Why get it checked now?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. Older cottages and farmhouses around Pested can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

How it works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for most homes, a little longer where there are several stacks. Somewhere as small as Pested, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • If you’re buying, let the agent know when we’re coming
  • Point out any leaks or damp patches

Chimney surveys in Pested: local notes

Belmont House and Gardens, about 3.4 miles north-west, is one of the historic houses in the wider area around Pested. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as Challock Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Peter: old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Wye station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Pested is about 6 miles north of Ashford, in Kent. Whether the building in Pested is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our Kent coverage includes Pested. There is also a page for Canterbury.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Gas safety checks, which need a Gas Safe registered engineer
  • The inside of the flue, which needs a sweep or flue specialist
  • Conditions inside walls

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.

Pested questions

How do I find out if my home in Pested is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can a landlord with a rental near Wye station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

What should I do with a chimney I don’t use?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. We check how it is capped and its condition, so you can plan what to do with it.

What if it rains on the day?

Light rain does not typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Do you cover Pested for chimney surveys?

Yes. Our area covers London and South East England, and that includes Pested.

Do you inspect the flue?

No. It isn’t a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.

What do you check on a chimney?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photos.
