Roofs, chimneys and gutters in Paddock
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Belmont House and Gardens, about 3.8 miles north, show how far back building in the area around Paddock goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
For landlords with property near Charing station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Challock Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

About our gutter survey in Paddock
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We are often asked to look into leaves and moss blocking gutters and cracked or loose downpipes, across eaves gutters, downpipes and valley gutters.
Older buildings in small places like Paddock may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

Signs you need a gutter survey in Paddock
Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.
A survey can pick up problems like:
- Cracked or loose downpipes
- Rotten fascias or stained soffits
- Gutters full of debris and silt
- Gutters overflowing in heavy rain
For an older house near a landmark such as Church of St Cosmas and St Damian, its chimney, valleys and lead work are likely to be the parts that need attention first.

Your questions about gutter surveys in Paddock
Will you come out to Paddock?
We do. Villages and rural addresses get the same survey as a town house.
I let a flat near Charing station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details.
Does the report include photographs?
Yes. Photographs are part of every report, so you can see exactly what each finding refers to.
Do you climb onto every roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.
Will you check the drains below ground?
No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
What happens on the day
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Paddock, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Before the survey
- Move anything stored under the loft hatch
- Buyers: confirm access with the estate agent or seller
- Agree roof access with the managing agent if it’s shared

Related advice
How the survey changes by roof type
Box and secret gutters
Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.
What affects the cost of gutter surveys
A few things affect what a survey costs:
- Whether you choose the Basic, Standard or Premium Survey
- The size of the roof
- The number of roofs, including extensions and garages
- The use of thermal imaging or a drone
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.
Helping us price your survey
These details help when you contact us:
- What kind of property and roof it is

- What’s prompted the survey
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.
For landlords and managing agents
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us.

Tips that help
From years of surveys, a few habits stand out:
- Check from the ground or a window, not a ladder
- Check the loft with care after heavy rain
- Get the gutters cleaned out every year
- Include valley, parapet and box gutters when clearing
For let and shared buildings, the report can go on file and use it to plan upkeep. The photos help when you explain the work to others.
Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.
