Charing Hill Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Charing Hill. We’ve completed more than 5,000 surveys across London and South East England.
- Gutters overflowing in heavy rain
- Downpipes that are split or coming away
- Fascia boards damaged by overflowing water
Roof by roof
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.
Aluminium and other metal gutters
Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.
Gutter survey in Charing Hill
Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey parapet and box gutters, downpipes and outlets and hoppers, and people most frequently book us about joints that drip after rain and leaves and moss blocking gutters.
Somewhere as small as Charing Hill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
After the visit, you get a written report with photographs, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

How the survey works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes an hour or two on an ordinary house, or half a day or so for a commercial building. Rural addresses near Charing Hill can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there is safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
Before we arrive
- For flats, make sure roof access has been agreed
- Keep pets in another room
- Have any questions written down, so nothing gets missed

Advice
Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Keep climbers away from the eaves
- Check downpipe clips are holding
- Note any damp stains below the gutters
- Look out for overflows when it pours
For let and shared buildings, the report can go on file and use it to plan upkeep. The photographs help when you explain the work to others.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
Should I look at the roof myself first?
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

FAQs for Charing Hill
Will you come out to Charing Hill?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Charing station. Can you check the roof?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Will you check the drains below ground?
No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we will note that in the report.
Common roof problems in Charing Hill
Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before more damage is done.
A survey can pick up problems like:
- Rotten fascias or stained soffits
- Gutters that have fallen out of line
- Leaves and moss blocking gutters
- Water spilling over the gutter edge
If you live near a park such as Spuckles and Kennelling Woods, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Honest limits
Before you book, it’s worth knowing what a survey won’t do:
- Blockages deep inside downpipes
- Rot or damp concealed behind fascias or inside walls
- Confirming asbestos in older rainwater goods

Gutter surveys in Charing Hill: local notes
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 4.2 miles south lies Godinton House, a reminder of how long the area around Charing Hill has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings such as Charing Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Charing station, a dated record of the roof is useful when planning maintenance across a let.
