Roof leak investigations in Paddock

About our roof leak investigation in Paddock

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. Each one is looked at from wherever it’s safe to see it. We survey flat roof details, slate and tile slopes and lead flashings, and the problems we’re asked to look at most are wet patches high on an inside wall and wet patches on loft insulation.

In a village or hamlet like Paddock, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. We look at whatever is safely visible and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step

The aim of the visit is simple: to see as much of the leaking roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes about one to two hours for most houses, and more on a big or complicated roof. Older rural homes like those around Paddock can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You get in touch with details of the leak and any photos.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Getting ready for the survey

Advice

Roof leak investigations around Paddock

Historic houses like Belmont House and Gardens, about 3.8 miles north, show how far back building in the area around Paddock goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Anyone responsible for a site like Challock Primary School will know that a leak through a large roof is often found some distance from where the water shows inside. Landlords with a home close to Charing station may find that tracing a leak quickly matters when a tenant is living with it.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Put a bucket under the drip and move valuables
  • Leave roof access to professionals
  • Let us know what has already been tried
  • Record whether it leaks in every downpour or only some

We email the report to you. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

FAQs for Paddock

Is Paddock in the area you cover?

We do. The survey and report are the same in Paddock as anywhere else, and visits run on weekdays and weekends.

Is Paddock within the area you cover?

Yes, Paddock is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you trace a leak in dry weather?

Usually, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Common roof problems in Paddock

A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can push water under the slates or tiles. The stain may appear well away from the valley itself.

Common reasons to book include:

  • Wet patches high on an inside wall
  • Leaks at a dormer or roof window
  • Water marks that spread in wet weather
  • Water that shows only in certain storms

Take an older house close to Church of St Cosmas and St Damian: lead flashings, valleys and old chimneys are typical places for water to get in.

Before booking anyone

  • Whether the loft is part of the inspection
  • Whether any drone flown is registered with the CAA
  • What they won’t be able to tell you
  • Which viewpoints they use to see the roof

What a good roof survey covers

What we look for on each type of roof

Slate and tile slopes

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.

Valleys

A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • Whether rotten timbers meet design loads
  • The repair itself (the investigation finds and reports the cause)
