New roof snagging in Hollybushes

New roof snagging in Hollybushes: what you get

A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted, and check the loft space for signs of condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, so it’s worth raising early. We record what we see. We’re often asked to look into debris left in gutters or valleys and cracked lower roofs or marked walls after the work, on flashings and valleys, ridges and verges and replacement roofs.

Some older homes in villages like Hollybushes are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Keep warranty papers safe
  • Look for new stains after a downpour
  • Check that gutters weren’t left full of offcuts
  • Tell your roofer the work will be inspected

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That is worth bearing in mind if a payment date is close.

Do not settle the final bill until the roof has been inspected if your contract allows it. It keeps the job open until it’s right.

Buying a home or a new roof in Hollybushes

About 4.8 miles east lies Belmont House and Gardens, a reminder of how long the area around Hollybushes has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

Take an older house close to Church of St Mary and the Holy Cross: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you let a flat or house near Sittingbourne station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Hollybushes is about 4 miles south of Sittingbourne, in Kent. Whether the building in Hollybushes is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. What we look for on each type of roof

Slate roofs

On a new slate roof, we check the coursing and the details at ridges, verges and valleys as far as can safely be seen.

Valleys

A valley takes water from two slopes, so it needs to be finished well. We look at the valley lining and the cut tiles or slates beside it.

FAQs for Hollybushes

Is Hollybushes within the area you cover?

Yes, Hollybushes is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Hollybushes?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What’s the price of a snagging inspection?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your roof, phone 07833 053749 or email us.

When should I book new roof snagging?

Ideally before you make the final payment, while the roofer is still on hand. If that is passed, book before any defects or warranty period ends.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

How long does new roof snagging take?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Why act early in Hollybushes

Photographs from ground level rarely show the detail. We get as close a view as safe access allows using a drone where it applies. In a place like Hollybushes, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It usually takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Around Hollybushes, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Buyers: confirm access with the estate agent or seller

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Nails and clips under the slates or tiles
  • How the roof will perform for years to come
  • Pricing the remedial work

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.
