Common roof problems in Hollybushes

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

Look out for signs like these:

  • Loose chimney pots
  • Condensation or damp timbers in the loft
  • Valley linings that have cracked or split
  • Flashings that have come away from the wall

Trees in and around Cromers Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Before booking any roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance
  • What the report includes, and whether it has photos
  • Whether VAT is added on top

What to expect from a roof survey

Roof survey in Hollybushes

Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey the roof space, natural slate and clay and concrete tiles, and the problems we’re asked to look at most are gaps in the roof where coverings have gone and lifted, split or missing lead flashings.

Older buildings in small places like Hollybushes may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

What a survey costs

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages
  • Whether it’s a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey

To find out what your survey will cost, call 07833 053749 or email us with the address and some details. We will confirm the figure before booking.

Helping us price your survey

What helps most when you contact us:

  • The property’s address and postcode
  • Where water is showing inside, if it is
  • Any photos you have, taken from the ground or a window
  • The kind of building and roof involved

Photos help, if you have them. Take them safely from ground level or a window. To send them or to book, phone 07833 053749 or email us.

Roof surveys in Hollybushes: local notes

About 4.8 miles east lies Belmont House and Gardens, a reminder of how long the area around Hollybushes has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If your house is among the older ones in the streets near Church of St Mary and the Holy Cross, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Sittingbourne station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Hollybushes: your questions answered

Can a landlord with a rental near Sittingbourne station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Will you come out to Hollybushes?

Yes. Hollybushes is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

How much is a survey?

Roof survey starts from £150, including VAT. We confirm the price for your survey before booking. To get a price, ring 07833 053749 or use the contact form.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you give a life expectancy for the roof?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report
  • A promise that the roof won’t leak in future

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

What we check

  • Natural slate
  • Flat roofs
  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles
  • Lead flashings
  • Chimney stacks

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Mention any flat roofs as well as the main roof
  • Take photos of any leaks as they happen
  • File the report with your home documents
  • Watch for slipped slates after bad weather

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.

Do not block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

How it works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about one to two hours at most homes, and more on a big or complicated roof. Cottages and farmhouses around Hollybushes often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

How to prepare

  • Check pets are kept safely away
  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed

How the survey changes by roof type

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We look at how the covering is wearing.

Natural slate

Natural slate can last 100 years or more, but its nails frequently corrode first. We check for slipped, cracked and missing slates.
