New roof snagging in Hazel Street

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it’s visible as well as the gutters. You get a photo report of what we found. We also note debris left behind and any damage to other parts of the building. Typical surveys look at cracked lower roofs or marked walls after the work and gaps at new flashings, on ridges and verges, new-build homes and flashings and valleys.

Somewhere as small as Hazel Street, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

If any part of the new roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

FAQs for Hazel Street

Do you carry out roof surveys in Hazel Street?

Yes, Hazel Street is within the area we cover. We work right across London and South East England. Just call 07833 053749 or drop us an email and tell us about the property.

Does a conservation area affect roof work in Hazel Street?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • Parts of the roof we can’t see safely
  • Pricing the remedial work
  • Legal advice on your contract

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • New-build homes
  • Replacement roofs
  • Flashings and valleys
  • New flat roofs
  • Ridges and verges
  • Loft conversions and dormers

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

What happens on the day

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes roughly 1–2 hours for a house, and more on a big or complicated roof. Somewhere as small as Hazel Street, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a report with photos.

Getting ready for the survey

  • Leave a clear route to the loft
  • Note where any stains or damp appear
  • If it is not your property yet, arrange access through the agent
