Buying a home or a new roof in Brookland

Brookland is within about 5 miles of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

For an older house near a landmark like St Augustine's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Brookland is about 10 miles south of Ashford, in Kent. Bookings from Brookland are handled just like any other: get in touch, agree the price and pick a day. Our area takes in places right across Kent, from the larger towns to small villages. We also survey roofs in Canterbury.

We cover every part of TN29 for new roof snagging. That includes homes and businesses on High Street, Brook Grove and Rye Road. If you’re just outside Brookland, we cover Brenzett (1 mile north-east), Snargate (2 miles north), Ivychurch (3 miles north-east), Old Romney (3 miles east) and Appledore (3 miles north-west). Further out, we also cover Ashford (10 miles north), Hythe (12 miles north-east), Tenterden (8 miles north-west), Cheriton (15 miles north-east), Kennington (12 miles north) and New Romney (5 miles east).

New roof snagging in Brookland

Our snagging inspections cover Brookland and the rest of London and the South East. Time on site usually takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Everything visible from safe vantage points is looked at including by drone where it applies. A photo report follows. We inspect on weekdays and at weekends. We survey loft conversions and dormers, new-build homes and ridges and verges, and common reasons people get in touch are flashings not properly dressed or fixed and debris left in gutters or valleys.

Somewhere as small as Brookland, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Arrange the inspection before settling the final bill
  • Check that gutters weren’t left full of offcuts
  • Raise snags in writing with your roofer
  • File all paperwork for the new roof

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and Premium an in-person consultation.

Do not settle the final bill until the roof has been inspected, where your contract allows. It keeps the job open until it’s right.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Somewhere as small as Brookland, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Related advice

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What we are asked to look at in Brookland

Ventilation is sometimes missed or blocked during re-roofing. Without enough airflow, condensation can build up in the roof space.

Most people get in touch when they’ve noticed something like this:

  • Flashings not properly dressed or fixed
  • Underlay at the eaves left exposed
  • Signs of condensation in the loft space
  • Tiles or slates sitting out of line

If you let a flat or house near Appledore (Kent) station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What a roof survey includes

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise that the roof won’t leak
  • Areas out of view from every safe vantage point
  • Legal advice on your contract

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.

Brookland questions

Do roofs near the sea, like those around Brookland, take more of a battering?

It can do. Brookland is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you cover smaller places like Brookland?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details when booking.

Can you see the fixings under the tiles?

No. We do not open up the new roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can be seen safely and photograph what we find. Book before the defects period runs out if you can.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
