New roof snagging in Marlpit Hill: what you get

Homeowners book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows, from ground level, vantage points, the loft space and the roof where safe. You then get a written report with photos to share with your roofer. We survey loft conversions and dormers, new flat roofs and new-build homes, and common reasons people get in touch are debris left in gutters or valleys and damage to other parts of the building.

For a small place like Marlpit Hill, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

What a survey costs

A few things affect what a survey costs:

  • Roof area
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

What to let us know when you contact us

We’ll normally ask about:

  • What’s prompted the survey
  • Any deadline, such as an exchange date
  • How the loft is reached, if there is one
  • The property’s address and postcode

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Signs you need new roof snagging in Marlpit Hill

Snags happen on many building jobs. Details at ridges, verges and flashings are easy to rush, particularly when the weather is against them.

Here are some of the things we see often:

  • Damage to other parts of the building
  • Underlay not dressed into the gutter
  • Loose flashings at walls or chimneys
  • Cracked or slipped new tiles or slates

Landlords with a home close to Edenbridge station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Questions to ask before you book

  • When you’ll get the report
  • Whether the roof space is looked at, where there is one
  • What’s outside the scope of the survey
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

Buying a home or a new roof in Marlpit Hill

Historic houses such as Chartwell, about 2.5 miles north, show how far back building in the area around Marlpit Hill goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Take an older house close to Church of St Peter and St Paul: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Common questions in Marlpit Hill

How do I find out if my home in Marlpit Hill is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover Marlpit Hill?

Yes. Our area covers London and South East England, and Marlpit Hill is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we’ll explain what’s needed.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

Do you get involved if the roofer disagrees with the report?

No. We report on what we see. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

How do I arrange new roof snagging in Marlpit Hill?

Simply ring 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

What’s the price of a snagging inspection?

Our price is from £150, including VAT. The price depends on the size of the roof and the access. To get a price, phone 07833 053749 or use the contact form.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Book snagging before the final payment
  • Check ceilings and the loft after heavy rain
  • Check that gutters weren’t left full of offcuts
  • Raise snags in writing with your roofer

The report gives your roofer a clear list to work through. If there’s a dispute, it is between you and your roofer or builder, and our part is to report what we see.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

Landlords, agents and building managers in Marlpit Hill and across Kent can book any of our surveys. To discuss a property or a block, ring 07833 053749 or use the contact form.

Why get it checked now?

Defects and warranty periods have an end date. A snagging inspection before then leaves time to act. Where a roof is exposed, as many are in small places like Marlpit Hill, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT, and the report is not charged as an extra. New roof snagging starts from £150, including VAT. Size, height and access decide where your roof falls.

What we do, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about one to two hours for a typical new house roof, longer where the roof is large or complicated. Rural addresses near Marlpit Hill can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a report with photos.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Find any records of previous roof work
  • Keep pets in another room
