Tips that help

These tips come from what we see on roofs every week:

  • Find out whether the roof has been replaced or patched
  • Arrange the survey as soon as your offer is agreed
  • Give your solicitor a copy of the report
  • Ask the agent to make sure the loft hatch can be opened

You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, especially where we have found patch repairs.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.

About our pre-purchase roof survey in Marlpit Hill

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you are not yet committed. We survey seven days a week, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We are often asked to look into cracked flaunching or crumbling chimney pointing and damp timbers or stains in the loft, on clay and concrete tiles, gutters and downpipes and flat-roofed extensions and dormers.

Older buildings in small places like Marlpit Hill may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Marlpit Hill: your questions answered

Is Marlpit Hill in the area you cover?

Yes, Marlpit Hill is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.

Do you cover smaller places like Marlpit Hill?

We do. Villages and rural addresses get the same survey as a town house.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

Is your roof survey a RICS survey?

No. It’s a roof survey by an experienced roof surveyor, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Can I use the report to negotiate on price?

Yes. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours at a typical house, with time for the loft where it can be reached. Rural addresses near Marlpit Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Why get it checked now?

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. Outbuildings and barns around Marlpit Hill are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

What we look for on each type of roof

Natural slate

Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

Chimney stacks

We inspect the outside of the stack, and it isn’t a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.

Do you need a pre-purchase roof survey in Marlpit Hill?

Rear extensions, dormers and garages frequently have flat roofs. Felt flat roofs frequently last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.

A survey makes sense if you’ve noticed:

  • Chimney mortar that has eroded
  • A ridge or slope that dips
  • Slates or tiles that have slipped or gone
  • Blocked or leaking gutters

If you let a flat or house near Edenbridge station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Questions to ask before booking

  • Whether the inside of the roof is included
  • Which parts of the roof they’ll actually see
  • When you will get the report
  • Are they insured for the work?

What’s in a roof survey

Buying a home or a new roof in Marlpit Hill

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. For a purchase or a newly finished roof, the materials decide which details matter most. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Chartwell, about 2.5 miles north, is one of the historic houses in the wider area around Marlpit Hill. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. Take an older house close to Church of St Peter and St Paul: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
