Pre-purchase roof surveys near Troy Town

Pre-purchase roof surveys for homes and businesses in Troy Town

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you’re worried about signs of past leaks inside the loft and quick fixes on flashings and valleys, a survey will tell you what’s going on, on flat-roofed extensions and dormers, the roof space and natural slate alike.

Some older homes in villages like Troy Town are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What affects the cost of pre-purchase roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • How tall the building is and how easy the roof is to see
  • How big the roof is

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Where any leaks, stains or damp patches show inside
  • The address and postcode of the property
  • The kind of building and roof involved
  • When you need the report by

To arrange a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

What we do, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Troy Town often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Unlock side gates and any roof access doors

Advice

Do you need a pre-purchase roof survey in Troy Town?

Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, but corroded nails let slates slip. It’s a frequent finding on older houses.

Common reasons to book include:

  • Sagging ridge lines or uneven roof slopes
  • Lead that has worked loose at a wall or chimney
  • Chimney mortar that has eroded
  • Quick fixes on flashings and valleys

Landlords with a home close to Edenbridge station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Choosing a roof surveyor

  • Their report turnaround times
  • Which viewpoints they use to see the roof
  • Will the report include photos?
  • How much experience they have with roofs like yours

Troy Town: your questions answered

Is Troy Town within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Will you need to get into the loft?

Where we can, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

Why act early in Troy Town

Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit, with photos of anything that needs attention. Older and listed buildings around Troy Town may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

What a pre-purchase roof survey looks like in Troy Town

With Chartwell about 2.7 miles north-east, Troy Town sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Asbestos testing of any kind
  • Faults hidden behind ceilings, boards or coverings
  • How a seller will respond, or what the house is worth

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.
