For landlords and managing agents

Businesses and commercial landlords can book us too. Bigger roofs take more time.
New roof snagging in Bromley Green: what you get
Our inspection covers the slates or tiles, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it is visible as well as the gutters. The report sets out what we found with photos. Any debris left behind or damage to other parts is recorded too. If you’ve noticed damage to other parts of the building and loose flashings at walls or chimneys, we can find out what’s behind it, on new-build homes, new flat roofs and replacement roofs alike.
Being in a small place like Bromley Green makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.
Helping us price your survey
Here’s what helps us most when you contact us:
- Any marks or damp showing indoors
- Anything about access we should know
- Why you want a survey: buying, a leak, a storm or new work
- The type of building and roof, such as pitched or flat
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or drop us an email.
How it works
After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, most surveys take between one and two hours for most homes, depending on how much new work there is to check. Older rural homes like those around Bromley Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We ask what work was done and when it was finished.
- We check the tiles or slates, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- Where it’s safe, we check the loft, then look for debris or damage left behind.
- You get a photo report listing the snags we found.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Agree roof access with the managing agent if it’s shared
- Tell us where we can park nearby

Before and after the survey
You do not need to be a roofer to help. Here’s what helps most:
- Watch for drips in the loft space with care
- File all paperwork for the new roof
- Let your roofer know an inspection is planned
- Arrange the inspection before settling the final bill
If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.
Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.
Roof by roof
Clay and concrete tiles
Tiles that don’t sit flat can let rain in. We note any that look out of place.
Underlay and ventilation
At the eaves, the underlay should run into the gutter to carry water off. We check it where it is visible.
Bromley Green homes and their roofs
The wider area around Bromley Green has a long history of building, with Godinton House about 4.5 miles north. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Questions from Bromley Green
Is Bromley Green in the area you cover?
Yes, Bromley Green is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
Will you come out to Bromley Green?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Can you see the fixings under the tiles?
No, we report on what’s visible. Most fixings sit out of sight under the coverings, but we look at everything we can see safely.
How soon after the work should I book a snagging inspection?
As soon as the work is finished, and before the final payment if you can. That gives time for any snags to be put right.
Do you survey on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
Do you get involved if the roofer disagrees with the report?
No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.
Do you test for asbestos?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
