New roof snagging in Orlestone

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. The findings go into a written report with photos to share with your roofer. We are independent of the roofer who did the job. We survey new-build homes, loft conversions and dormers and new flat roofs, and common reasons people get in touch are cracked or slipped new tiles or slates and underlay at the eaves left exposed.

For a small place like Orlestone, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

After the visit, you get a written report with photographs, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Older roofs in small places like Orlestone can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The loft space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Preparing for the visit

What this survey cannot tell you

It helps to know what a survey will not do before you book:

  • Parts of the roof we can’t see safely
  • What’s under the new coverings
  • Whether the roof will leak in future

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey before booking. The full list of what we check.

What we look for on each type of roof

Clay and concrete tiles

Slate roofs

Ridges, verges and valleys are looked at closely on new slate roofs from safe vantage points.

FAQs for Orlestone

Is my home in Orlestone listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Orlestone within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

How long does new roof snagging take?

A visit usually takes an hour or two for a house; commercial roofs usually need 3–4 hours. We will give you an idea when you book.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What new roof snagging looks like in Orlestone

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. For a purchase or a newly finished roof, the materials decide which details matter most. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you live in an older home near Church of St Mary the Virgin, the roof may have had decades of patch repairs, and the survey shows where they are.

Common roof problems in Orlestone

Vents can be left out, or insulation pushed against the eaves. Without enough airflow, condensation can build up in the roof space.

Signs worth acting on include:

  • Poorly finished verges
  • Ridge and hip tiles not properly fixed
  • Flashings not properly dressed or fixed
  • Underlay not dressed into the gutter

If you let a flat or house near Ham Street station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to expect from a roof survey

How we price new roof snagging

We confirm the exact price before booking. This is what makes a difference:

  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, such as extensions, dormers and garages

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for your roof before booking.

What we need to know

These details help when you get in touch:

  • The reason for the survey, such as buying, a leak or storm damage
  • What kind of property and roof it is
  • The property’s address and postcode
  • Any stains, drips or damp patches you’ve seen indoors

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or email us.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
