New roof snagging in Rodmersham: what you get

Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. The report does not price repairs or settle who is responsible, but it does set out clearly what we found. If you’ve noticed debris left in gutters or valleys and missing or blocked roof ventilation, a survey will tell you what’s going on, on new-build homes, loft conversions and dormers and replacement roofs alike.

Some older homes in villages like Rodmersham are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Different roofs, different checks

Flashings

Poorly finished flashings frequently show up on new roofs. We photograph any we find.

Valleys

Valleys carry a lot of water, so the detailing matters. The lining and the cut coverings along it are checked.

What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Areas out of view from each safe vantage point
  • A promise that the roof won’t leak
  • Fixings and underlay hidden under the coverings

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

Roof types and parts we check

  • Loft conversions and dormers
  • New flat roofs
  • Ridges and verges
  • Replacement roofs
  • New-build homes
  • Flashings and valleys

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What affects the price in Rodmersham

Local roofs and buyers in Rodmersham

The coast is about 3 miles or less from Rodmersham, so there is more wind and more salt in the air than further inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If your home is one of the older ones in the streets near Church of St Nicholas, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Sittingbourne station, a written report helps before buying a rental or paying for a new roof on one.

Rodmersham is about 2 miles south-east of Sittingbourne, in Kent. In Rodmersham, as across Kent, every roof gets the same careful survey. Our Kent coverage includes Rodmersham. For surveys nearby, see our Maidstone page.

Common questions in Rodmersham

Do roofs near the sea, like those around Rodmersham, take more of a battering?

It can do. Within about 3 miles of the sea, as Rodmersham is, metal fixings wear faster and gales find any loose ridge or slate.

Is my home in Rodmersham listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you get involved if the roofer disagrees with the report?

No, we report on the roof and don’t take sides. Disputes are between you and whoever did the work, and you may want legal advice for that.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

What happens on the day

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, it usually takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Older rural homes like those around Rodmersham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
