Need a landlord roof survey in Rodmersham?

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

About our landlord roof survey in Rodmersham

Our landlord and block roof surveys cover Rodmersham and the rest of London and South East England. A visit typically takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. We inspect from the ground, vantage points, the roof space and the roof where it’s safe including by drone where applicable. You then get a written report with photos. If you’ve noticed standing water on a flat roof and parapets and upstands in poor repair, a survey will tell you what’s going on, on blocks of flats, rented houses and converted houses alike.

Some older homes in villages like Rodmersham are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

When to book a survey in Rodmersham

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak and by then more has been damaged.

Common reasons to book include:

  • Mortar falling from ridges and verges
  • Flashings that have come away
  • Damp or stains in top-floor flats
  • Splits and blisters in flat roof coverings

If you look after a building like Rodmersham School, large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before you book

  • Their report turnaround times
  • What happens after the report arrives
  • What experience they bring
  • Whether VAT is added on top

What to expect from a roof survey

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A full structural assessment of the building
  • Parts of the roof we can’t safely see or access
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

What this survey covers

  • Converted houses
  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Blocks of flats
  • Flat roofs on blocks

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for a single let house, with blocks of flats taking longer. Around Rodmersham, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Leave a clear route to the loft
  • Have any paperwork from past roof work to hand
  • Note where any stains or damp appear

Questions from Rodmersham

Is Rodmersham within the area you cover?

Yes, Rodmersham is on our map. A small place gets exactly the same survey as a big one.

How do I find out if my home in Rodmersham is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we will explain what’s needed.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do you advise on who is responsible under the lease?

No. Who pays is normally set by the lease and we don’t give legal advice. Our report gives an independent record of the roof’s condition that everyone can refer to.

What access do you need for a block roof survey?

We may do. Where the loft or roof can only be reached through a home, we will need to go in so please give residents notice.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so their age matters.

Roof spaces and lofts

Access to the loft may be through a flat or a common area and you will need to arrange it.

Leave it or get it looked at?

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. Around Rodmersham, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for the job before booking.

Roofs, chimneys and gutters in Rodmersham

Rodmersham lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Sittingbourne station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces such as Cromers Wood can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Rodmersham is about 2 miles south-east of Sittingbourne, in Kent. Houses, flats, blocks and commercial buildings in Rodmersham can all book landlord roof surveys. We cover towns and villages across Kent. Maidstone is in our area too.
