Landlord roof surveys for Highsted homes and businesses

Highsted: your questions answered

Does a conservation area affect roof work in Highsted?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Highsted?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Is this survey just for landlords?

Anyone who looks after a let or shared building can book it: private landlords, letting and managing agents, freeholders and RTM companies.

Is a landlord roof survey the same as a full building survey?

No, it focuses on the roof. It’s not a RICS Level 2 or 3 survey and does not replace a structural engineer’s report.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

How do I book a survey in Highsted?

Just ring 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.

How a landlord roof survey works in Highsted

A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We are often asked to look into flashings that have come away and damp or stains in top-floor flats, on flat roofs on blocks, blocks of flats and converted houses.

In a small place like Highsted, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we cannot see part of the let or shared roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a landlord roof survey looks like in Highsted

The coast is about 4 miles or less from Highsted, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Take an older house close to Church of St Nicholas: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Rodmersham School will know that large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Sittingbourne station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Highsted is about 2 miles south of Sittingbourne, in Kent. Anywhere in Highsted, we can carry out landlord roof surveys at your property. Our Kent coverage includes Highsted. Our Maidstone page covers surveys nearby.

How the survey changes by roof type

Gutters and downpipes

Water from failed gutters often shows as damp inside. We record what we see.

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.

Honest limits

A survey is a close look at the let or shared roof, but it can’t do everything. Its limits include:

  • Confirming asbestos in older roof materials
  • Structural calculations or an engineer’s report
  • A full building survey of every part of the property

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and does not.

What we look at

  • Flat roofs on blocks
  • Converted houses
  • Shared roofs
  • Rented houses
  • Blocks of flats
  • Gutters and downpipes

Useful tips for Highsted property owners

From years of surveys, a few habits stand out:

  • Make leak reporting easy for tenants
  • Get legal advice on lease responsibilities
  • Do not wait for a leak to survey the roof
  • Do not store items over the loft hatch

If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

Landlord and commercial surveys in Highsted

Letting agents and landlords in Highsted book surveys as well as householders. The report gives you a dated record of the let or shared roof, with photos, which helps you plan work between tenancies.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Highsted frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Keep pets out of the way during the survey
  • Clear the way to the loft hatch

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
