Tunstall questions

Is Tunstall within the area you cover?

Yes. Tunstall is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

How do I find out if my home in Tunstall is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you survey on Saturdays and Sundays?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or send us an email.

Is a landlord roof survey the same as a full building survey?

No. We survey the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

What’s the price of a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Larger buildings are priced to suit, so ring 07833 053749 or email us for a price.

How do I book a survey in Tunstall?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

How a landlord roof survey works in Tunstall

Who pays for roof work on a block depends on the lease. We can’t advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photos and recommendations. Common reasons to book are leaking joints at party walls and slipped or missing slates and tiles, on shared roofs, flat roofs on blocks and converted houses.

Somewhere as small as Tunstall, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

What happens on the day

The aim of the visit is simple: to see as much of the let or shared roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours for a single let house, with blocks of flats taking longer. Around Tunstall, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

How to prepare

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • For a flat or shared roof, check access with the building owner or managing agent

Roof by roof

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. We record what we see.

Useful tips for Tunstall property owners

A survey works best with a little help from you, before and after. Some tips:

  • Hold on to old reports to compare later
  • Keep roof outlets and gutters clear
  • Put urgent roof work at the top of the list
  • Ask your managing agent about lease terms

The report can feed straight into a maintenance plan. Urgent items can be dealt with first and plan the rest over time.

Make sure the loft hatch can be reached and opened so the roof can be checked from inside. Stored items over the hatch make checks harder.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The structure in the way a structural engineer would assess it
  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we cannot safely see or access

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

Local roofs in Tunstall

Tunstall is within about 4 miles of the coast, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near Church of St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Sittingbourne station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Tunstall Church of England (Aided) Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Tunstall is about 1 mile south-west of Sittingbourne, in Kent. Wherever you are in Tunstall, we can carry out landlord roof surveys at your property. Across Kent, we cover Tunstall and the places around it. You can also see our page for Maidstone.

What happens if roof problems are left?

Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. We check the roof, not just the symptoms. Around Tunstall, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.
