Landlord roof surveys for homes and businesses in Bexon

Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. Your agent or you arrange access, and we confirm what we need when booking. Any part we couldn’t reach is noted in the report. We survey flat roofs on blocks, converted houses and rented houses, and common reasons people get in touch are slipped or missing slates and tiles and gutters overflowing onto walls.

In a small place like Bexon, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How the survey works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey usually takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. Older roofs in small places like Bexon can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Tell us where we can park nearby
  • Clear the way to the loft hatch
  • Dig out any old roof reports or invoices

Advice

Landlord roof surveys around Bexon

Bexon lies within about 5 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Trees in and around Cromers Wood shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Take an older house close to Church of St John the Baptist: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Bexon is about 3 miles south of Sittingbourne, in Kent. We survey roofs in Bexon and the surrounding area across London and South East England. We cover towns and villages across Kent, large and small. Our Maidstone page covers surveys nearby.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Questions from Bexon

Will you come out to Bexon?

Yes, Bexon is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Does being near the coast affect roofs in Bexon?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Does this replace a RICS building survey?

No, it focuses on the roof. It’s not a RICS Level 2 or 3 survey, and it is not a structural engineer’s report.

Will you say whether the freeholder or leaseholders should pay?

No. Who pays is typically set by the lease and we do not give legal advice. What we provide is a clear record of the roof’s condition that everyone can refer to.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Prices for landlord roof surveys in Bexon

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • How big the roof is
  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What to tell us when you get in touch

There is no need for technical words. Just let us know:

  • Where any leaks, stains or damp patches show inside
  • Access details, such as a loft hatch or a shared roof
  • The kind of building and roof involved
  • Pictures of the roof from a safe spot, if you have them

Getting a price is simple: just call 07833 053749 or send us an email and give us some details about the property and we’ll explain which survey suits. The price is agreed up front.

What we’re asked to look at in Bexon

Landlords need to plan spending on a building. Without a recent survey, it’s hard to know what the roof needs or when.

These are some of the problems a survey can pick up:

  • Ceiling stains reported by tenants
  • Damaged pots and flaunching
  • Gutters overflowing onto walls
  • Failed flashings at walls and chimneys

For landlords with property near Sittingbourne station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before booking any roof surveyor

  • What exactly goes into their report
  • Whether the roof space is looked at, where there is one
  • Their report turnaround times
  • Their track record with similar roofs

What a good roof survey covers

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Keep roof outlets and gutters clear
  • Keep past survey reports with the building’s records
  • Deal with urgent items first
  • Make leak reporting easy for tenants

The report comes with photos and written recommendations, prioritised by urgency where relevant. It’s emailed to you so you can share it with owners, agents or contractors.

Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults typically get worse.

Why act early in Bexon

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
