Gutter survey in Bexon: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. If you’re worried about gutters that have fallen out of line and overflowing eaves gutters, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Bexon, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Bexon homes and their roofs

The coast is about 5 miles or less from Bexon, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

The streets around a church like Church of St John the Baptist are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Trees in and around Cromers Wood shed leaves that can end up in nearby gutters.

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • House, block, shop or office
  • The height of the building and how the roof can be seen safely
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Getting in touch

Some details help us point you to the right survey and price. When you get in touch, it helps to mention:

  • Dates you’re working to, like exchange
  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • How the loft is reached, if there is one

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or email us.

Common questions in Bexon

Is Bexon within the area you cover?

Yes, Bexon is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Bexon is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you climb onto every roof?

Only where it is safe to do so. We inspect what can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.

What does a gutter survey cost?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or use the contact form.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, ring 07833 053749 or use the contact form.

Will you check the drains below ground?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

How do I arrange a gutter survey in Bexon?

Just call 07833 053749 or email us. After a few questions, we confirm the price and fix a day.

What happens on the day

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Bexon, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

Advice

What we look for on each type of roof

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. They last well when painted but corrode once the paint wears off.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Check from the ground or a window, not a ladder
  • Check that downpipes are firmly fixed to the wall
  • Watch ceilings under valley gutters for fresh marks
  • Watch for green marks down the brickwork

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.

Checking the roof from the ground

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Common roof problems in Bexon

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part once the paint has worn away.

Common reasons to book include:

  • Gutters full of debris and silt
  • Choked outlets or hopper heads
  • Downpipes that are split or coming away
  • Soffits marked by water

For site and facilities teams at buildings such as Bredgar Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • Whether the roof space is looked at, where there is one
  • What follow-up you get after the report
  • Whether any drone flown is registered with the CAA
  • Their insurance cover
