Chimney surveys for Bexon homes and businesses

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

How a chimney survey works in Bexon

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we’ll recommend a structural engineer. If you are worried about worn or missing pointing and flashings pulling away from the stack, a survey will tell you what’s going on.

Some older homes in villages like Bexon are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. We record any we can see.

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.

What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. In a small place like Bexon, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Why get it checked now?

If a stack seems to lean, don’t leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. In a place like Bexon, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What a chimney survey looks like in Bexon

Bexon lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For an older house near a landmark like Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Sittingbourne station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Bredgar Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

FAQs for Bexon

I let a flat near Sittingbourne station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and a few details, including who will give access on the day.

Is Bexon within the area you cover?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you go up on the roof?

Only if it’s safe. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Should I worry about a leaning stack?

It’s worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside, and we will say if anything suggests the flue needs checking.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

What affects the cost of chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details
  • How big the roof is

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Getting in touch

We’ll normally ask about:

  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • Dates you’re working to, like exchange
  • The kind of building and roof involved

A quick phone call is normally the easiest start: phone 07833 053749 or email us, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
